The Association contracts with Bay Cities Patrol who patrols the premises for parking enforcement only. Call Foster City Police Department at (650) 286-3300 for noise complaints, suspicious activity, and other security related matters. If there is an emergency, please dial 9-1-1.

For after-hours urgent matters, call the Community Manager or Manor main office and follow the prompts for non-police/non-fire/non-medical assistance. Note that the HOA is charged a fee for after-hour calls.

Some General Community rules:
There is no smoking on Isle Cove property.
All vehicles parked in community parking from 1am-8am must have a valid Isle Cove parking tag hanging on the rear view mirror to avoid towing.
Homeowners should retain a homeowners insurance policy for their home. Your own policy should at least cover the interior of your unit including flooring, cabinets, appliances, and furnishings in case of damage. It can cover rental loss, temporary housing, and liability. Contact your insurance carrier for coverage options. If you have questions, contact HOA management regarding Isle Cove’s master policy and the HOA coverage limits. It’s important to note that the Isle Cove HOA also does not have earthquake insurance.
Boats and boat racks in the common area and beaches must be well maintained, inflated, not collect water while parked, and be registered with current tags. Unregistered, abandoned, or poorly maintained boats and racks will be subject to removal without notice. All old tags should be removed from boats and racks. All tags must be visible for ongoing property inspections. Contact management for tags.
To avoid dry rot repairs and costs to you or the HOA, do not puncture or pierce Isle Cove building structures with nails, hooks, or sharp objects. Do not hang objects such as lights, strings of lights, or decor on building structures including your balcony, siding, garage, or any part of the building.
Do not place excess debris, cooking oil, trash, or produce stickers down any drains. Instead, place them in your trash bin. Our community pipes are 50 years old and must be protected to avoid costly water leaks and sewer damage. Click here for hazardous waste disposal information.
Report any water leaks or emergencies immediately to management.
Fix any leaky faucet or toilet in your home right away. Such leaks wastes a tremendous amount of water.
Do not disrupt or engage in conversations with on site contractors and vendors. If you have a question or concern, contact management.
Personal items and decor such as hoses, hose containers, potted plants, and decor should be kept inside your exclusive use areas such as your balcony, patio, garage, or yard, not in the common area such as you driveway, front door, or carport. Personal items may not be placed on or fastened on railings, fences, exterior walls and doors, or the building. Holiday decor may only be temporarily placed on or wrapped around railings in such a manner in which the item does not puncture or pierce the building structure.
Carports, walkways, front door steps, and areas in front of garages are not to be used for storage or debris.
Personal landscaping need to be well-maintained and have at least 2 inch clearance from building structures and below the roof line.
Overgrown plants or damage caused by plant roots inside your balcony, patio, or yard that need to be removed or trimmed will be at homeowner expense.
Plants and trees should not extend past the roof line, should not obstruct neighbors' view, and cannot encroach across the fence or shed excessive foliage into the common area or adjacent homes.
Trees are not to be planted in exclusive use common areas. Existing trees are subject to evaluation for possible removal if deemed a risk to structures. Any structures or infrastructure that are damaged by homeowner plants or trees will be the owner's responsibility for any damage and repair costs.
Planting or gardening in the common area is prohibited.
Exterior holiday decor may not be screwed into the railings, fence, dwelling exterior, or garage/unit trim. It may only be installed inside the Resident's Exclusive Use Common Area no earlier than 30 days prior to a holiday and removed within two weeks of the observed holiday. Holiday lights may be installed if not permanently fastened to the dwelling exterior, railings, or fence. Holiday lights or decor may not be placed on common area landscaping and will be removed without notice.
All building, electrical, plumbing modifications to your unit require an architectural review. Contact management for the architectural alteration application. Failure to do so can result in costly remediation.
Trash cans are allowed in front of garages 24 hours before and after scheduled trash pickup. Please break down all boxes and place securely in your bin. Maintain distance between the cans for efficient pickup service by Recology.
Dogs must be leashed in the common area and pet waste must be removed.
To reduce HOA pest control costs, please keep food and trash debris out of reach of animals. Keep trash can lids closed, water and food sources out of the garage, off the balcony, patios, and yards.
