See the Isle Cove Rules and Guidelines Booklet for all the community rules and guidelines
Some General Community rules:
Overgrown plants. Personal landscaping needs to be well-maintained and have at least 2 inch clearance from building structures and trees must be below the roof line. Overgrown plants or damage caused by plant roots inside your balcony, patio, or yard that need to be removed or trimmed will be homeowner expense. Structural damage from personal trees will be the owner expense.
Do not plant or garden in the common area.
All vehicles parked in community parking from 1am-8am must have a valid Isle Cove parking tag hanging on the rear view mirror to avoid towing.
Personal items and decor such as hoses, hose containers, lights, potted plants, statues, and decor must be kept inside your exclusive use areas such as your balcony, patio, garage, or yard, not in the common area. Personal items in the common area are subject to removal without notice.
Carports, walkways, front door steps, and areas in front of garages are not to be used for storage or debris.
Holiday decor can be placed only inside your patio, balcony, or yard, not in the common area. They can be placed one month before an observed holiday and must be removed within two weeks after the holiday.
Indoor and outdoor security cameras are allowable at Isle Cove at the front door and patio when they do not violate the privacy and security of Residents, and are installed in accordance with the community rules. An Architectural Modification Request Application is required for all camera installations except for indoor mounted cameras and doorbell cameras that are mounted at the location of the original doorbell. Flood lights are not allowed.
To avoid dry rot repairs and costs to you or the HOA, do not damage, puncture, or pierce any building structures with nails, hooks, screws, or sharp objects.
All window mesh screens and visible curtains must be in good condition and constructed of materials specifically for use as window treatment or covering.
All window, screen, and storm door frames must be dark bronze or black.
All building, electrical, plumbing modifications to your unit and garage require an architectural review. Contact management for the architectural alteration application. Failure to do so can result in costly remediation for owners.
Homeowners should retain a homeowners insurance policy for their home. Your own policy should cover the interior of your unit including flooring, cabinets, appliances, and furnishings in case of damage. It can also cover rental loss, temporary housing, and liability. Contact your insurance carrier for coverage options. If you have questions, contact HOA management regarding Isle Cove’s master policy and the HOA coverage limits. It’s important to note that the Isle Cove HOA also does not have earthquake insurance.
Boats and boat racks in the common area and beaches must be well maintained, inflated, well drained, and registered with current tags. Unregistered, abandoned, or poorly maintained boats and racks will be subject to removal without notice. All old tags should be removed from boats and racks. Contact management for tags. Boats must be on a rack.
Do not place excess debris, cooking oil, trash, large items, or produce stickers down any drains. Instead, place them in your trash bin. Our community pipes are 50 years old and must be protected to avoid costly water leaks and sewer damage.
Report any water leaks or emergencies immediately to management. Fix any leaky faucet or toilet in your home right away. Such leaks waste a tremendous amount of water.
Do not disrupt or engage in conversations with on site contractors and vendors. If you have a question or concern, contact management.
There is no smoking on Isle Cove property. Foster City has a no smoking ordinance as well.
Trash cans are allowed in front of garages 24 hours before and after scheduled trash pickup. Please break down all boxes and place in your bin.
To reduce HOA pest control costs, please keep food and trash debris out of reach of animals. Keep trash can lids closed, water and food sources out of the garage, off the balcony, patios, and yards.
Your consideration and cooperation will keep our community well maintained, aesthetically pleasing, and enjoyable for all residents!
